Lanzarote Beach Club

An initial 3 week consulting assignment to help with the design & operational planning for clubhouse building with, reception, supermarket, car rental, concierge desk, health and leisure club with full service spa together with multiple phases of units, pools, hot tubs, bars, restaurants, extensive watersports on private lake and oceanside bay beach.

Concept to reality !

This led to being then asked to stay and provide Pre-opening Technical Services for establishment of the management company and resort operations.  Planning & purchase of FFF&E.  Planning and recruitment of all management and staff for resort operations including HR policies, job descriptions, staff handbook, management and staff interview & selection, management team building and training.

Followed by a contract to open the resort on June 5th 1986 and manage the resort day to day with responsibility for all aspects of resort operations, restaurants, bars, retail, spa, in house developer owned car rental company and on site leisure activities.  Close liaison with the sales, ongoing construction, continuing phases opening and included development under our direction with an assigned programmer, of the client owned proprietary computerised PMS system for check-in, check out, housekeeping, maintenance, guest billing and accounting etc..

The resort has since been renamed Sands Beach.     

Barratt International Resorts - Barratt Develoments PLC - Now MacDonald Resorts Ltd. (subsidiary of MacDonald Hotels)

Operational Reviews of nine properties in England, Scotland, Wales and Spain. Financial Analysis of all operations to determine sources of significant operating losses being incurred from management and operation of hotels, timeshare resorts, leisure centres and food & beverage operations.  Market Demand and Financial Feasibility Studies for the addition of hotel facilites and golf courses to selected resorts and extensions of existing hotels at some locations.

Following his reviews and analysis of this group of resorts, Stuart Humphreys was invited by BIRL to take up the role of Consultant Managing Director, Spain since that is where he found the most significant losses and challenges were.  He was responsible for the whole team and all aspects of the company and business in Spain: marketing, sales, and resort operations and charged with restructuring it to arrest the losses and bring it to profitability.


Over the next twelve months management and systems were re-organised and overhauled to eliminate losses, bring all operations to profitability and improve the quality of both the product and service of the main buisiness as well as the various internal but third party operated concession businesses such as restaurants and bars.


Construction, fitting out and furnishing of unfinished and leaking new apartments was remedially resolved and completed so that 30+ new Meditteranean beach front units could be opened. A new poolside fast food service counter was conceptually designed and opened - Holiday Express. The main restaurant was re-branded - La Barca Inn, re-launched and made profitable & popular with owners and guests.

The group was a year later put under management agreement with MacDonald Hotels - a UK based publicly traded hotel company which subsequently bought the resort business from Barratt Developments PLC and thus established Macdonald Resorts which continues to this day to be very successful and has further expanded.


The UK based authority with responsibility for most of the waterways, rivers and the national network of canals in England.

BW sought to diversify their activities to develop further leisure opportunities.  Having a number of unused green field canal side sites and in some cases derelict canal-side buildings, BW commissioned us to create strategic plans to revitalise selected buildings and sites and find viable leisure based uses for them.

We developed plans for leisure and catering based uses which included: hotels, gastro pubs, wine bars and restaurants, among them a proposed hotel at Aston Science Park. Our studies and reports were supported with local market demand and competitive facility analysis, financial forecasting and potential ROI analysis.  Sites were to be sold or leased to third parties, or potentially operated by or for British Waterways.

Opened on Christmas even 1988 this was our next contract to set up and open the resort operations  of:

Further contract to return 10 years later to train new a Managing Director of Hotel Management & Training Gambia Ltd., the local developer owned management company, revitalise standards, management systems & controls and improve profits from resort, F & B and golf operations.

Preliminary selection analysis and negotiations with potential branded hotel operators. Management rights awarded to Leisure Management Plus for supervisiory management of selected operator.


Full Market Demand and Financial Feasibilty Study suitable for presentation to bank lenders.


LMPlus also has an equity shareholding in Guinea Investment Corp., which still holds title to the land.

While our project was not built yet, the very positive results of our work and Feasibility Study were clearly supported by the fact that some years later Sofitel built two hotel properties, one in the Capital City and another with a golf facility in the newest and most exclusive area in the country on the north eastern coast of Bioko.  


Our site is on the main road from the airport to the city. The hotels that were already developed, and are open and operating are together, of similar size, of very similar configuration and market positioning and along similar lines to that specified in our study and prospectus.  These are: (1) The 5-Star Sofitel Malabo President Hotel, 100 rooms and 3 suites in the historic central area of the main city of Malabo, close to the Presidential Palace and business district & (2) The Sofitel Malabo Sipopo Le Golf, 190 rooms and 10 suites. Both on the Island of Bioko, Equatorial Guinea.

NB: Nothing herein seeks to suggest or imply that we have any connection with Sofitel or the two afore-mentioned hotels.  


It is simply the case that they were built instead of our project and that fact alone demonstrates that our Market Analysis and Financial Analysis was on the mark.

Orlando Floridays Resort project - Orlando Florida USA

Floridays Resort Development Co.

As Mr Steadman's letter states, the development of the project was delayed in 2003/4.  However, we were retained in the early stages to present the resort development project to prospective partners & other timeshare developers with a view to them taking units at Floridays into their own inventory.  


There was a great deal of interest and activity in this regard given the tremendous location in a major tourism destination and a sale of a section of units to a well known European Developer was agreed.


The timeshare plan was later shelved but the project later went on to be completed as a whole ownership condominium complex, was successfully sold out and is operated as a condominium resort hotel.


The resort is now a thriving success!

Tanco Resorts Berhad Malaysia

This major Asian Property Developer - a Public Company based in KL - strategically moved into into the vacation property, timeshare and resort business in the 1990's.  Though the joint venture Vacation Care Asia, of which our principal was the lead director, he did consulting assignments on some of their existing resorts - Duta Vista - Duta Palms - as well as potential acquisitions and various development projects including early stage research for a planned theme park and water park.  

He also helped manage the first phase opening of a new small leisure resort near Kuala Lumpur.


Together with senior executives from Tanco Resorts Berhad, he looked into and did consulting relating to several prospective and existing resorts and resort development project acquisitions.


These projects included several under construction at the time as well as those projects which the group had planned in South Western Malaysia, Penang and on the island of Java, Indonesia.   Theme park research was conducted at two operating theme parks in the UK.  

A further recruitment consulting assignment later was to find and position to Malaysia for Tanco, a qualified Marketing and Sales Director.



A suitably qualified director level specialist Sales & Marketing executive was identified who joined the Tanco team in Kuala Lumpur to lead their marketing and sales activity and develop and train the marketing and sales teams for the business, as well as the sales administration teams at the various sites.
