The hotel is very well located in the Amarilla Golf area of South Tenerife. It occupies a postion adjacent to the Amarilla Golf Course.
Guests enjoy views from their balconies of either - to the rear of the property, the golf course with long views to the ocean, or the garden view over the ample carparks and gardens to the front of the property
Space in the basement/ground floor level of the propety affords the opportunity to create more apartments by converting what was formerly changing and locker rooms of the golf club into further accommodation units - subject to the usual planning consents being available, which, we are advised by the owners is restricted to sporting related development.
The sellers had successful timeshare sales in the hotel and the facilities exist for that to be started up and operated again easily.
There are ample offices and store rooms in the ground floor spaces for offices & storage, a laundry room and linen store.
We have some brief accounts information for the last few years showing current turnover in the order of 300,000 to 350,000 Euros per annum. We have copies of some of the licences and we are awaiting information with copies of the some further licenses, plans and permits.
We are advised by the owners that the "Opening License" paperwork, which is not quite complete, can be easily put in order by the execution of a refurbishment project amounting to 230,000 euros in total.
Furthermore we are advised by the owners that planning consent can be obtained to convert the lower level spaces into letting apartments as long as any such development has a "sporting" purpose.
And finally we are advised by the owners and sellers and have seen the official parerwork to confirm that that the local authority - the "Ayuntamiento of Arona" has indicated willingness to grant Planning Permission for an hotel development extension on the current driving range land providing that it shall be a 250 bedroom - 5 star Category Hotel. The fees for obtaining this permission are understood from the owners to be in the order of 700,000 - 800,000 Euros.
Further details of this business - which is to be sold as a going concern with all FFF&E and stock at valuation, will be discussed with interested and qualified purchasers.
